Extensions

At CPM Design & Build, we have constructed all manner of residential property extensions – side, rear, roof, single story and multi story.

Our clients can take advantage of our ability to take on their residential project from inception, drawing up plans and handling the entire planning and building regulations application process on their behalf. Because we develop the plans with our clients, we understand exactly how the build should be undertaken and exactly what materials will deliver the desired outcome at the optimum cost.

We will of course work with clients where they have already obtained their own drawings and permissions, independently, and in these cases we take extra time and trouble to ensure we interpret the drawings and specifications, as they were intended, so as to meet expectations on every occasion.

In today’s still uncertain property market, many homeowners are opting to extend instead of moving. Ground floor, single store extensions change the look and feel of your property, freshening up and increasing your important living spaces and adding value, which will be realised when the market turns back to full recovery.

Well though out two storey extensions can offer extra bedrooms, perhaps with en-suite facilities and a roof extension might add an additional two bedrooms to your property, the new value far exceeding the cost of carrying out the works!

Loft Conversions

CPM Design & Build has experience across a wide range of differing loft conversions, from traditional dormers or the installation of roof lights or Velux™ through to the more technically demanding mansards that can be prevalent in older established residential areas and inner cities.

Dormers – with a dormer conversion, additional headroom is created for the stairs and the new room spaces developing an existing loft area that was just too small in its original format.

A Roof light or Velux™ is often the preferred solution where a smaller conversion is being undertaken, perhaps for a study or a single bedroom. In these cases the height of the existing loft is often adequate, but natural lighting is required and the roof light put in with minimum disruption and no alteration to the shape of the existing roof

Mansard roofs are often found in inner city or older established residential areas – the Upper King Street area of Manchester is a good example and in these cases, the property owner is often obliged to follow the trend by the local planners.

Cellar and Basement Conversions: Increasingly popular as homeowners look to utilize every available space within a property. These conversion projects are all about waterproofing, but once this is expertly addressed, even the most neglected, mouldy or damp basement can be converted into a new living or utility area

Refurbishment: CPM Design & Build has carried out wide ranging refurbishment projects for our clients, but the most frequent requests we receive are for kitchens and bathrooms!

Typically we get one of two scenarios from our clients, the first where we are asked to design all aspects of the kitchen or bathroom, in conjunction with our experienced local interior space designers, and then undertake the fit out. Or secondly where a new kitchen or bathroom plan has already been created and we work on the fit out alone

In addition to kitchens and bathrooms, we help our clients to make the most of other internal living areas by undertaking structural works, such as removing load bearing walls or reconfiguring ground and first floor layout to offer fresh design and new space.
